                        ANNUAL REPORT AND ACCOUNTS 2007


Warner Estate Holdings PLC has today filed a copy of the following document with
the UK Listing Authority:-
     
-    Annual Review and Summary Financial Statements for the year ended 31
     March 2007.

That document will shortly be available for inspection at the UK Listing
Authority's Document Viewing Facility, which is situated at:

The Company's full Report & Accounts for the year ended 31st March 2007 has been
delayed due to a problem with the printing.  We are sending to those
shareholders who have requested a full Report & Accounts for the year ended 31st
March 2007 or who have not had the opportunity to request a copy, the Annual
Review and Summary Financial Statements for the year ended 31st March 2007. The
full version will be sent to them when it is available, expected to be within
two weeks, at which time it will also be made available for inspection at the UK
Listing Authority's Document Viewing Facility.
