RETIREMENT OF DIRECTOR

Mr Roger Ferrand, FRICS, a non-executive director of the Company became 70
during April 2000 and, as a result, has retired from the Board with effect from
23rd May 2000.

Mr Ferrand joined the Board in 1981 as a Property Director and became a
non-executive director in 1990 following his retirement from executive duties
after 34 years service with the Company.  The Board is grateful to Mr Ferrand
for his valuable contribution to the Group over so many years.
