We have been advised by Clerical Medical Investment Management Limited that, as
a result of a transfer of ordinary shares in Warner Howard plc, by Halifax plc
and HCM (Holdings) Limited, Halifax Group plc now have a total holding of
768,000 shares which represents 3.17% of the issue share capital of our company.

Please note:  Declaration of interest in this stock were previously made by
Halifax plc and HCM (Holdings) Limited, a direct subsidiary, which is no longer
have an interest in this stock after tranferring their business to Halifax Group
plc, as part of a reorganisation of the Halifax Group.
