COMPLETION OF DISPOSALS


Hampton Trust announces that it has completed on the disposals of Ty Bethesda,
Unit 3, Riverside Court, Avenue de Clichy, Abermorlais, Merthyr Tydfil ("Ty
Bethesda") and Unit T4, 274 Old Shoreham Road, Hove ("Hove").


The sale of Ty Bethesda for #3.8 million, which was announced on 7 November
2003, has now been completed. An amount of #438,000 is to be paid to the
property's existing tenant in exchange for a variation in the tenant's
occupational lease.


The property in Hove, which comprises a 7,642 sq ft industrial unit, has been
sold for #700,000 payable in cash. The property has a net asset value of
#570,000 and a net rental income of #52,000 per annum. The disposal, which was
subject to the surrender of an existing leasehold interest, for which the
Company was paid a #50,000 premium, has been completed.


The proceeds from the disposals will be used as working capital and to reduce
the Company's bank debt.
