                                 AGM Statement


At the Annual General Meeting of the Company held earlier today, all resolutions
were duly approved by shareholders.

Andrew Wiseman, Chief Executive, made the following comments:

"Since the year end on 31 March 2003, we have achieved 31 contract exchanges
with a combined value of #6.3 million.  This is in line with our budget through
the year which shows an increase in the rate of exchanges as new developments
are launched.  In the whole of last year, we exchanged contracts on 132
properties.  In addition, as at 2 July 2003, we have reservations, subject to
contract, for 28 properties with a value of #6.1 million.

Our first launch of the year was "Renaissance" at Garden Walk, London EC2 where
six of the 10 homes were reserved on the launch evening and for which prices
ranged from #245,000 to #360,000.  The success of this launch, at relatively
high prices, bodes well for our more typically priced product.

Our second launch is taking place next week and will be of 54 apartments in one
of the two private blocks at Abbotts Wharf, our marina development on the
Limehouse Cut, London E14. Prices for 90% of this product are in our usual range
of #170,000 to #250,000.  Early indications of demand for this development lead
us to expect at least a similar percentage of reservations at this launch.  We
expect these to progress towards exchange of contracts during the summer.

I previously reported that, on 16 May 2003, we owned, or had agreed terms to
acquire, development sites that would bring our stock of land, assuming receipt
of detailed planning consents, to 616 units. Since this date, we have acquired
sites and agreed terms to acquire sites that increase this stock to 747 units.

Subject to achieving planning consents within reasonable time scales, and
subject to the continuation of the current strong demand for our product, we
expect to report another substantial result for the year to 31 March 2004."
