   WARNER ESTATE ADDS FURTHER TWO PROPERTIES TO GROWING LONDON OFFICE HOLDINGS


Warner Estate Holdings PLC ("Warner Estate") announces the purchase of 2 America
Square, EC3 and 16 Upper Woburn Place, WC1, further growing its office holdings
in core London locations.


Benefiting from a central City location between Aldgate and Tower Hill tube
stations, 2 America Square has been purchased for #25.1million, reflecting a net
initial yield of 5.91%. Purchased from London and Regional Holdings Ltd, the
46,481 sq ft office building is multi-let.


16 Upper Woburn Place has been purchased from Investstream for #21.75 million,
reflecting a net initial yield of 5.03%. The multi-let 40,363 sq ft office
property is centrally located in the Bloomsbury area, close to both Euston
station and Russell Square.
