Re. Final Notification to the Investors in Residential Mortgage Securities 
No. 12 Plc

In accordance with condition 5(e) of the Terms and Conditions of the Notes,
RMS12 plc hereby gives notice that it will repay all outstanding Principal for
all asset classes on 11 January 2006, being the "Final Interest Payment Date".
Therefore the Principal payable per note will be #2,199.80 for the Class A2a
Notes and $6,432.00 per note for the Class A2b and #4,009.67 for the Class M1,
M2 and B notes respectively. All interest payments are pursuant to the original
notification and no further interest will be received on these securities from
the above date.
