                          Purchase of Property

The Westbury Property Fund Limited (the "Company") announces that it has
exchanged contracts to acquire the freehold interest in 1-4 Bethune Road, Park
Royal, London NW10.

The office warehouse premises which comprise 93,876 sq ft are well located
approximately 150 metres from Gypsy Corner and are let at an annual rent of
#781,250 per annum. The lease is for a term of seven years with an upward only
rent review in 2010. The price of #10.1 million reflects a net initial yield of
7.3% and a true equivalent yield of circa 7.6%.

The transaction is scheduled to complete on 30 June 2005.
