The Westbury Property Fund ("the Fund") has a 19.73 per cent interest in DV3 Mid
City Limited ("DV3 Mid City") which owns Mid City Place, an office and retail
property in Holborn, London WC1.

In connection with a refinancing of DV3 Mid City, the Fund received yesterday a
repayment of #7.535m of its shareholder loan to DV3 Mid City.

Furthermore Mid City Place was revalued by DTZ at #260 million.  The value of
the Fund's interest in DV3 Mid City at 31st March 2006 was based on a valuation
of Mid City Place of #225 million.  Accordingly, the Fund will benefit from an
uplift in net asset value of approximately 12 pence per ordinary share over that
announced on 10th April 2006 once the revaluation is reflected in the net assets
of the Fund at the next quarter end.
