WARNER ESTATE EXTENDS BIRKENHEAD HOLDINGS WITH NEW STRATEGIC PURCHASE

Agora Max Shopping Centre Fund ("Agora Max"), the Warner Estate and Bank of
Scotland JPUT, can today announce the strategic #300,000 purchase of the Miltons
Pub long leasehold interest adjacent to its Pyramids and Grange Shopping Centre
in Birkenhead.



Located north of the Grange on Milton Pavement, the 4,800sq ft unit extends
Agora Max's holding in Birkenhead town centre and provides further opportunities
for the Fund to develop its stated plans to amalgamate and extend the shopping
centre.



Warner Estate Property Director, Michael Stevens, comments: "This purchase
strengthens our strategic holding in Birkenhead, allowing us to continue the
progress with our plans to turn the two centres into a single extended asset.
Miltons Pub focuses our attention on the northern side of Milton Pavement where
we are exploring opportunities to create large MSU units, satisfying strong
retailer requirement for space in this town. We are already laying sound
foundations for the future by making immediate improvements, such as the
creation of the Conservatory at the Pyramids, and introducing new tenants to
strengthen the retail offer."



A phased programme of investment in Birkenhead saw the completion late last year
of the #2.2million Conservatory food court development, which has introduced BBs
Coffee & Muffins, Prego Pizza, Hey Potato, Subway as well as a new unit for
Burger King.



New retailers recently welcomed to the town centre include Sportsdirect,
Peacocks, the Fragrance Shop and Deichmann Shoes, all now open on Borough
Pavement in the Grange. Mobile phone retailer '3' have also opened a 2,227sq ft
unit in the Grange's St Johns Square. Abbey have commenced fitting out their new
unit following their relocation in the town, while HSBC plan to introduce their
new retail format fit out later this year, also in the Pyramids.
