Primary Health Properties PLC ("PHP") announces that its wholly owned subsidiary
Primary Health Investment Properties Limited has entered into a forward purchase
and funding agreement with Sapphire Primary Care Developments Limited to acquire
a new medical centre to be constructed in St Helens, Merseyside, for
approximately #1,600,000 (net assets acquired #1,600,000) with an anticipated
rent roll of some #110,000 per annum.  The building will be let to a GP Practice
and a Pharmacy.
