        The Westbury Property Fund Limited ("Westbury" or the "Company")

                               Placing of Shares


The Board of Westbury is pleased to announce that Cenkos Securities Limited has
conditionally placed 5,173,461 new Ordinary Shares of 10p each in the capital of
the Company with institutional investors at a price of 130 pence per share on
behalf of the Company to raise #6,725,499 before expenses.  The new Ordinary
Shares being placed represent less than 10 per cent. of the Ordinary Share
capital of the Company currently in issue.

Westbury has a strong pipeline of transactions which are currently in
solicitors' hands and there are a number of further deals currently being
considered.  The placing proceeds will be utilised to further the Company's
investment in London and the South East as well as to fund a number of
interesting venture deals which it is expected will be announced over the coming
months.

The new Ordinary Shares will rank pari passu in all respects with the existing
Ordinary Shares.  The placing is conditional upon admission of the new Ordinary
Shares to the Official List of the FSA and to trading on the London Stock
Exchange's market for listed securities, which is expected to occur on 14 March
2006.
