THE UK BALANCED PROPERTY TRUST LIMITED

COMPLETION OF SALE

The UK Balanced Property Trust Limited (the "Company") refers to the circular
(the "Circular") published by the Company on 25 July 2007 in connection with the
proposed sale (the "Sale") of the Company's subsidiaries and the announcement by
the Company on 17 August 2007 confirming that the terms of the Sale had been
approved by shareholders at the EGM held on that day.  The Company is pleased to
announce that the Sale completed earlier today and that the Company has now
received the consideration for the Sale.

As set out in the Circular, the Company intends to publish a further circular in
mid-September to convene a meeting to approve the winding up of the Company.
