Henry Boot secures planning permission on appeal for 112 homes in
Yalding, Kent
Henry Boot (or "the group") announces that its land promotion and
planning business, Hallam Land (Hallam), has secured outline
planning permission on appeal for 112 homes on a freehold site in
Yalding, Maidstone, Kent.
Hallam acquired the 23 acre site in 2018, recognising its potential
in a high demand housing area. The site was later included in the
Emerging Local Plan, and in November 2023, Hallam submitted an
outline planning application in line with this
allocation.
Despite Maidstone Borough Council adopting its Local Plan (2021 -
2038) in March 2024, it did not make a decision on the application.
Hallam appealed in May 2024 on the basis of non-determination and
successfully secured approval in December 2024.
The planning consent for the site includes 112 homes (40%
affordable), new landscaping, habitat creation, and publicly
accessible green infrastructure, with over 20% Biodiversity Net
Gain calculated for surrounding habitats. Hallam will be actively
marketing this site in H1 25 and expects strong interest in the
opportunity.
Hallam continues to advance numerous applications with 13,146 plots
in planning including six active appeals, totalling c.3,000
residential plots.
